      <image:caption>2802 Pico is a 33-unit, four-story wood-framed building with a community and retail area on podium deck over a 2-level subterranean garage. Just 2.5 miles from the beach, the project brings affordable housing to the mixed commercial and residential zone near the Santa Monica College campus. In the face of zoning constraints and neighborhood concerns, the locally-based architects designed a 42,263 sf cluster of dwellings, retail, and community space surrounding a courtyard that benefits from westerly ocean breezes. Interlocking bridges cross the central open area to provide access to the residential units along single-loaded corridors that relate to the area’s pedestrian scale. The project consists of construction of a new six-story apartment building, five levels over podium, with 99 total residential units. The unit breakdown consists of 44 very low-income (homeless), 49 low-income, 5 very low-income (disabled veteran), and one market-rate manager unit. The building hosts on-site supportive services and office space at ground level, a community room, a fitness center, exterior courtyards at level 1 and 2, and a community garden at level 6.       <image:caption>Hollywood Arts Collective is a new 151-unit affordable housing complex located in Hollywood. At 273,000 gross square feet, the project consists of new construction of a seven-story Type III over Type I building, with three levels of subterranean parking for 252 cars and 9,900 square feet of ground-floor retail. By utilizing Type III construction on a double podium, the design achieves a greater overall height with increased density. Comprised of studio, one-, two-, and three-bedroom units, the target population for this project is low-income households with a preference for artists given the surrounding neighborhood’s heavy presence of art institutions. Amenities include a lobby, community room with kitchen, recording studio, office space, fitness room, laundry facility, and three courtyards.       <image:title>Projects - ET Garage Universal Studios - Los Angeles, CA</image:title>
      <image:caption>With more than 7 million patrons visiting Universal Studios each year, a new parking structure was needed to accommodate the increasing number of guests – the new build of the ET Garage is an impressive 1.8 million square feet, nine-level parking structure utilizing more than 67,000 cubic yards of concrete - adding more than 3,900 parking spaces. The new structure features four vehicular bridges, a cast-in-place helix ramp, a two-way crescent ramp and a pedestrian bridge. The team resolved concerns of automobile noise by utilizing innovative, rubber-coated steel expansion joints which significantly dampened the sound of cars traveling throughout the garage. Three-dimensional laser scanning on the pedestrian bridge - which connects all nine levels of parking to a single public pathway into the theme park - ensured ADA compliance and aided in meeting the schedule. Additional scope items included underground utilities, installing an electrical substation and roadway work leading to the parking structure.       <image:title>Projects - Shore Hotel - Santa Monica, CA</image:title>
      <image:caption>The Shore Hotel is a modern boutique hotel located on Santa Monica’s Ocean Avenue. The hotel consists of two, 4-story buildings connected by a three-story glass bridge with 164 luxury rooms and four levels of subterranean parking for 294 cars. High-end exterior finishes such as stainless steel panels, Trespa Meteon façade cladding, point-supported glass walls, and integral color plaster accentuate the hotel’s unique architecture and ocean-front setting. The hotel also boasts state-of-the-art mechanical and electrical systems that include the latest in high-tech hotel security and communication. Its design achieved a LEED Gold Certification from the U.S. Green Building Council. The hotel used wood from sustainable forests and over 90% of construction waste was recycled or salvaged. In addition, high-efficiency toilets and low-flow showerheads were also installed. Other amenities of the hotel include two restaurant spaces and a 24-hour gym.       <image:title>Projects - Banc of California Stadium - Los Angeles, CA</image:title>
      <image:caption>Soccer fans scored big with the Los Angeles Football Club (LAFC)’s Banc of California Stadium. The world-class facility holds 22,000 seats that are all within 135 feet of the field. The proximity between players and fans provide the greatest game day experience, in true European-style. The stadium also includes five concourse levels, 35 box suites, a terrace balcony and removable foyer seating to expand event capacity. It was completed just in time for the 2018 MLS season kick off. As one of the U.S.’s most elaborate soccer-specific stadiums in history, it was no surprise that the project experienced a few blocked kicks along the way including the symbolic stadium roof. The structure was crafted from ethylene tetrafluoroethylene which required great attention and experience. As an uncommon building material in the U.S., we worked with several subcontractors to ensure proper installation. Completed as a trade partner with PERI.</image:caption>

      <image:caption>Totaling 709,677 square feet, the new 35-story tower features 31 residential levels with 450 condominiums, along with 7,200 square feet of ground floor retail space. It also has one level of below-grade parking and six levels of above-grade parking, with 444 total stalls. A Type 1 structure, it features concrete and post-tensioned slabs atop a mat foundation. The skin blends in with the historical surrounding buildings, including a partial stone façade and punched windows. The existing one-story, 14,000-square-foot commercial building was demolished prior to construction. Completed as an independent contractor for SCG America.</image:caption>

      <image:caption>Fusing both classic and contemporary design, the Santa Monica Proper Hotel consists of a new seven-story building added to the historic renovation and adaptive reuse of a Spanish Colonial Revival building designed in 1928 by Arthur E. Harvey. Amenities include 271 hotel rooms, 13,000 square feet of new retail and restaurant spaces, three commercial kitchens, four levels of subterranean parking for 314 cars, a lobby bar, 6,000 square feet of meeting spaces, and fitness facilities. The new rooftop features a restaurant, bar, and pool area. Scope included the conversion of office spaces to hotel rooms in the existing historical structure as well as a structural retrofit. A new staircase was added to the existing building and the existing historical elevators were refurbished, including historical elevator fronts and surrounds. Additionally, many other historical features (exterior concrete moldings, finials on top of the building, steel sash windows, marble flooring, decorative wrought iron railings on the stairwell) were restored. The renovation of this 70,000-square-foot facility included structural upgrades, complete high-end interior build-out, new exterior glazing, and plaza improvements. Key features include the central, two-story museum lobby which houses athletic awards, team locker rooms, as well as a spa-like all women’s lounge, coaches’ and USC athletic administrator suites, a broadcast studio, sports performance center, indoor golf simulation lab, and rowing ergometer room. The renovation provides a state-of-the-art upgrade to this world-class athletics museum and visitors center which showcases men’s and women’s achievements.       <image:caption>The Colorado Campus Office project consisted of the adaptive reuse of three existing buildings into creative office space along with construction of a new 28,000-square-foot sub-grade parking structure. The parking structure is fully valet with 76 parking stackers, allowing for a total of 152 parking spaces. The on-grade space was transformed into a semi-private garden, which acts as the central feature of the campus. The existing facades were maintained and enhanced, preserving the existing character of the campus. The buildings were selectively removed to allow for construction of the new garage and garden space. The new expansion areas consist of exterior walls with plaster, wood, and metal panel finishes and new steel windows and storefront assemblies will provide increased circulation.       <image:caption>The 8777 Washington project included new construction and tenant improvement build-out of a four-story, Type I Class A office building atop a three-level subterranean parking garage with 389 stalls totaling over 270,000 square feet. Located in downtown Culver City, the office building includes ground floor lobbies serving the office tenants. The exterior façade features an expansive aluminum window wall with a combination of stone and metal panels. Since the tenant for the space is in the entertainment production industry, the core and shell space included the structural requirements for a screening room. The project achieved LEED Gold certification. Completed as an employee with Morley Builders.</image:caption>

The development features 394 luxury apartment units in studio, one-, two-, and three-bedroom configurations and over 14,000 square feet of retail and restaurant spaces. A host of amenities are provided for residents including a clubroom, business center with collaboration spaces and conference room, theater, lounge with kitchen, makers lab, two-story state-of-the-art fitness center, roof deck lounge with outdoor kitchen, resort-style pool and spa, and courtyards with lounge seating, fire pits, and grills. The pet-friendly complex also includes a dog park and paw wash. The project totals over 1,200,000 square feet and is targeting LEED Silver certification.
